How do I receive my rental income?Rental disbursements are issued at the beginning of each month. You can elect to have your monthly disbursements sent to you as a digital transfer or by check. Either option will allow the disbursement to enter your account by the 10th day of each month.

What about hidden fees?There are no hidden fees at NewCentury. We will send you a statement each month detailing the financial performance of your home. We believe in full transparency.

Who pays for cleaning fees?The guest pays the cleaning fee. The only exception takes place when the owner uses the property and our cleaning staff is required to the clean the home.

How do I check on my property's performance?Homeowners receive monthly statements outlining the performance of their property for the prior month. In addition, you can view the occupancy level, reservations, and financial performance of your property at any time using our online owner portal.

Is NewCentury local?NewCentury is local to the Galveston area. We do not maintain a local office as this would be an unnecessary overhead expense but we are able to respond quickly to any issue that arises. We also rely on an exceptional team of ground personnel to quickly and effectively address any issue at the home.

Will my property be well-maintained?Your property is a huge asset to both you and to NewCentury. It is our first priority to keep your home in excellent condition. From routine inspections and maintenance to damage remediation, we ensure your home remains in its best form at all times. There is never any markup or incentive for NewCentury to initiate unnecessary repairs.

What if a guest damages my home?In the rare event that damage occurs to your property during a guest stay, we address that damage as quickly as possible. Each reservation comes with guest damage protection which will typically cover the full cost of any damage caused by a guest. We also recommend that homeowners carry a home insurance policy specifically designed for short-term rentals to ensure their home always has full coverage.

Does my property need any goverment permits?We ensure your property is in full compliance with local and state laws by obtaining all licenses/permits that are required for your home to operate as a short-term rental. The cost of any licenses/permits for your home can fluctuate and is charged to the homeowner. Please contact us for up to date pricing.

Am I locked into a contract?You may cancel at any time and are never locked into a long-term contract with NewCentury. We want to earn your business on an ongoing basis.

Do I pay taxes for rental income?We calculate and remit all local and state occupancy taxes on your behalf at no charge. You are only responsible for your personal income tax resulting from your rental income.

Can I still use my property?Of course! You can easily block calendar dates for your personal use at any time through the online owner portal as long as those dates are not already reserved by a guest.

Should I allow pets at my property?This is optional. Today more people are travelling with pets. Allowing pets at your home will significantly increase the pool of potential guests. Our cleaning team does a great job neutralizing any evidence of pets at each cleaning and there is typically no additional wear and tear on the home. If you decide to allow pets, we can place limits on the number and size of allowable pets. We recommend allowing pets but it is certainly not required.
